Client Money Protect (CMP) is a government approved client money protection membership scheme that protects any money held by our members on behalf of their clients should the member misappropriate it. CMP was formed in 2014 - originally as the UK’s first voluntary client money protection scheme outside of the traditional agent trade body organisations – and is also recognised in Scotland (under the Scotland Lettings Code of Conduct) and in Wales (under Rent Smart (Wales)).

Raising standards

Our aim is to provide the best protection for the clients of our members, ensuring that that their money is safeguarded whilst in the custody of their agent and returned to them if the worst happens. Our members are required to display our logo in their shop windows and commit to transparency of client money handling for all their customers. If you do not see our logo on your agent’s website or other promotional literature, we encourage landlords and tenants to ask whether they are a member of a client money protection scheme.

It is the law

In England it is a legal requirement from 1st April 2019 that all letting agents and property management companies to be a member of an approved client money protection scheme. In Scotland, the legal requirement was in force from 31st January 2018 and in Wales from 23rd November 2015.  There are substantial penalties for non-compliance.

The Hamilton Fraser Group

Client Money Protect (CMP) is part of a larger business that has been operating since 1996 and provides valuable protection to operators and consumers within the Private Rented Sector. You may have heard of us through our industry brands such as mydeposits (tenancy deposit protection across the UK and Channel Islands protecting more than £1BN of tenant’s money), the Property Redress Scheme (complaints against more than 10,000 letting agents across the UK) and our award winning Hamilton Fraser Total Landlord Insurance.

Our scheme rules are designed for both our members and anyone who places their money in the custody of our members. We sincerely hope that you never have to use our services or rely on our membership protection but if you do, rest assured we will be there for you.
